Charlotte Relocation | Rock Hill | Fort Mill | Tega Cay

For years, the story south of Charlotte was pretty simple: buyers crossed the state line for Fort Mill.

The schools, taxes, proximity to Charlotte, and more house for the money turned it into one of the region's most in-demand suburbs.

But as Fort Mill has grown and gotten more expensive, buyers are looking farther south. And two places keep coming up: Rock Hill and Tega Cay.

The interesting part? They're two completely different opportunities.

Why are Charlotte buyers looking beyond Fort Mill?

Fort Mill isn't the bargain it once was.

The video puts its median home price around $485,000, while inventory has increased and homes are taking longer to sell. That's creating a more balanced market, but it doesn't change the fact that buyers searching for more affordability are increasingly looking farther south.

That's where Rock Hill enters the conversation.

What’s happening at the old Panthers site in Rock Hill?

This may be the biggest change to Rock Hill's story.

The former Panthers headquarters site is now Palmetto Research Park, and two major investments are planned there.

Octapharma announced a $1.5 billion biopharmaceutical manufacturing facility expected to create more than 1,500 jobs. Novant Health is also planning a roughly $300 million medical campus on the site with another 255 full-time jobs.

The important part isn't simply the number of jobs. It's the type of jobs.

Many of the positions associated with these projects are expected to pay considerably more than the current York County average, potentially bringing a new group of higher-income workers into an area where housing remains substantially less expensive than Fort Mill.

These are long-term projects, not overnight changes. But large employers investing billions into one specific area are exactly the kind of developments worth watching when thinking about future housing demand.

How much cheaper is Rock Hill than Fort Mill?

This is where the comparison gets interesting.

Rock Hill's median home price is currently in the low $300Ks, compared with roughly $485K in Fort Mill—a difference of around $150,000 despite the two being in the same county and only about 15 minutes apart.

That price gap is one reason Rock Hill is increasingly appearing on the radar of buyers who originally started their search closer to Charlotte.

But price isn't the only reason to look.

What’s it actually like to live in Rock Hill?

Rock Hill has more going on than many Charlotte-area buyers realize.

Old Town provides a walkable downtown with restaurants and local history, while Riverwalk adds trails and access to the Catawba River.

The city has also built a significant sports-tourism economy around facilities for BMX, cycling, indoor sports, and other events.

So while affordability may get buyers to look at Rock Hill, the bigger question is whether its lifestyle works for them once they're there.

Is Tega Cay a cheaper alternative to Fort Mill?

Not really.

Tega Cay's median price is around $505,000, although that figure can swing significantly because relatively few homes sell there each month.

What you're paying for is a different lifestyle.

Tega Cay sits along roughly 13 miles of Lake Wylie shoreline, with golf, marinas, boat launches, parks, recreation, and access to the Fort Mill School District.

So rather than thinking of Tega Cay as a discounted Fort Mill, it makes more sense to think of it as Fort Mill schools plus a lake-centered lifestyle, often at a premium.

What’s the biggest tradeoff to moving farther south?

The commute.

If you're working remotely, hybrid, in Ballantyne, or somewhere on the South Carolina side of the metro, Rock Hill or Tega Cay can make considerably more sense.

But if you're driving into Uptown five days a week, I-77 deserves serious consideration.

The video notes that peak morning drives from Fort Mill can already run roughly 35 to 55 minutes, and Rock Hill and Tega Cay put you even farther south.

Before buying, drive your actual commute at the time you'd actually make it. A Tuesday at 7:30 a.m. tells you far more than the drive to a Sunday afternoon showing.

What should families know about the schools?

School districts are another area where Rock Hill and Tega Cay differ.

Tega Cay falls within Fort Mill School District 4, which has strong performance metrics and continues to grow quickly.

Rock Hill's larger District 3 is more varied, which makes the specific attendance zone especially important when comparing homes.

And if you're comparing schools across the state line, remember that North Carolina and South Carolina use different accountability systems. A rating in one state isn't necessarily equivalent to the same-looking rating in the other.

Bottom Line

Rock Hill and Tega Cay may sit near each other, but buyers shouldn't treat them as interchangeable Fort Mill alternatives.

Rock Hill is the more affordable option, with major long-term employment investments adding another dimension to its growth story.

Tega Cay is the lifestyle option, combining lake access and recreation with Fort Mill schools at a price that's already comparable to, or sometimes higher than, Fort Mill itself.

The real decision comes down to what you're trying to optimize: purchase price, commute, schools, or lifestyle.

And south of Charlotte, those four priorities can lead you to very different places.
