There’s a really interesting conversation happening right now about the future of I-77 South—and depending on how it evolves, it could completely reshape parts of Uptown Charlotte.

No, this isn’t officially happening tomorrow.

But the idea itself? It’s getting attention.

What is Charlotte currently planning for I-77 South?

Right now, NCDOT already has a major project in motion:

👉 A $600 million expansion of I-77 South with toll lanes.

The stated goals are:
  • Reducing congestion
  • Improving safety
  • Supporting long-term growth
And safety is a real factor here.

According to state data, the crash rate on I-77 South is significantly higher than the statewide average for urban interstates.

What is “lidding”?

This is the part people are talking about.

A group of urban designers, architects, and community advocates—organized through Sustain Charlotte—recently explored an alternative concept called lidding.

The idea is simple:

👉 Build a deck or cap over the highway.

The interstate still operates underneath, but above it you create usable public space like:
  • Parks
  • Walking trails
  • Green space
  • Mixed-use development
In other words:

You reconnect areas that highways historically divided.

Has this actually worked in other cities?

Yes—and Dallas is probably the best example.

Back in 2012, Dallas opened:

👉 Klyde Warren Park

A 5.4-acre park built directly over a freeway.

It became one of the city’s most popular public spaces—and successful enough that Dallas is now opening a second deck park this year.

Projects like this tend to do more than improve aesthetics.

They often:
  • Increase surrounding property values
  • Improve walkability
  • Create stronger urban connectivity

Could Charlotte realistically do this?

Here’s the reality check.

NCDOT has already made it clear:
  • The $600M already allocated must legally go toward the toll lane project
  • Underground alternatives were rejected because of cost
So a full-scale lidding project likely isn’t happening anytime soon.

But…

The fact that the conversation is even happening matters.

Because major urban shifts often start as concepts long before they become projects.

Why does this matter for Charlotte real estate?

Infrastructure changes shape cities.

And when highways become more connected to surrounding neighborhoods instead of dividing them, it can completely change how areas develop.

If Charlotte ever pursued something like this seriously, the ripple effects around:

👉 Uptown
👉 South End
👉 Third Ward
👉 Wilmore

Could be massive over time.

That’s why urban planners and developers pay close attention to ideas like this—even years before they happen.

So what’s the real takeaway?

The current I-77 toll lane expansion is moving forward.

But alongside that, there’s now a much bigger conversation happening about:

✔ Urban connectivity
✔ Public space
✔ Walkability
✔ The long-term future of Uptown Charlotte

And whether Charlotte should think bigger about how infrastructure shapes the city.
