Charlotte Property Taxes Are Going Up

If you own a home in Charlotte, your monthly costs could look a little different this summer.
And it’s not just property taxes.
There are actually multiple increases hitting at the same time—and a lot of people haven’t connected all the dots yet.

Charlotte’s city manager just proposed a $4.5 billion budget for fiscal year 2027.Included in that proposal:
👉 A 1.89-cent property tax increase per $100 of assessed value.
For the average homeowner, that works out to roughly:
- ~$5.71 more per month
- ~$70 more per year
What would the new money actually fund?
The city says the increase would support things like:- A 10% raise for CMPD officers
- A 7% raise for firefighters
- New dash cameras
- Replacement fire trucks
Is Charlotte already heavily taxed compared to other cities?
Not really.For context:
👉 Charlotte still has the lowest property tax rate among the 13 largest cities in North Carolina
And the city has only raised property taxes once in the last seven years.
That doesn’t mean people will love the increase—but it does provide some perspective.
What other costs are increasing too?
This is the part a lot of people are missing.Under the same proposal:
- Water + sewer fees would increase ~$4.41/month
- Stormwater fees would rise ~48 cents/month
- Solid waste fees would increase ~$1.38/month
👉 The new 1% transportation sales tax approved by voters also kicks in July 1.
So multiple cost increases are arriving at the same time.
What does this mean for renters and landlords?
These types of increases rarely stay isolated to homeowners.Over time, rising ownership costs tend to:
- Push rents higher
- Increase operating costs for landlords
- Add pressure to overall cost of living
When are these changes being decided?
Key dates:- Public hearing: May 11
- Final city council vote: June 8
So what’s the real takeaway?
The proposed property tax increase by itself is relatively modest.But when you combine:
✔ Property taxes
✔ Utility fee increases
✔ The new transportation sales tax
…it creates a noticeable shift in monthly costs for a lot of households.
And in a growing city like Charlotte, these changes tend to ripple through the entire housing market.
